WHEN AN OFFER IS MADE

  • I will promptly present all offers to you for your consideration.
  • I will review the offer price, and all terms and conditions of the offer with you. This can be done either face-to-face or on the phone.
  • I will explain all parts of the offer to purchase and answer any questions you may have.
  • I will diagram the offer and assist you in deciding whether to accept, reject, or make a counter-offer.

RESPONDING TO AN OFFER

  • If the price and terms of the offer are acceptable to you, you can accept it.
  • If the price and terms of the offer are reasonably close to your goal, you can make a counter-offer. This is the typical scenario, and I will advise you during each step, and negotiate diligently on your behalf during the negotiation process.
  • If the price and terms of the offer are too far off the mark to even be considered, you can simply reject the offer. This is a drastic measure, and can usually be avoided with a well planned counter-offer strategy which we will already have in place.

There are multiple parties involved in taking a North Carolina real estate purchase contract to a successful close. The following list is typical, but may not be representative of every transaction:

  • Analysis laboratories

  • Surveyor
  • County agencies
  • Mortgage lenders (both the Seller's and the Buyer's)

  • Real estate attorney

I will work closely with all parties involved and coordinate all tasks to ensure that there are no last-minute surprises, and that the sales transaction is a smooth one.

CLOSING ON YOUR PITTSBORO, CHATHAM COUNTY, OR NC TRIANGLE HOME

In North Carolina, an attorney must handle all transfers of real property. The seller signs the deed and lien waiver, either before a notary prior to closing, or at the closing meeting, which is typically held in the real estate attorney's office. Once the deed is filed at the county office, the funds are disbursed and the transaction is complete. The deed is usually filed the same day as the closing meeting.
