PREPARING FOR OUR FIRST VISIT

Before my first visit, I will ask you questions about the physical features of your house, such as the number of bedrooms and baths, the square footage, and other basic questions about your home and neighborhood. We will then schedule a time to meet at your home. You can help make our first meeting productive by gathering beforehand information such as your average utility costs, your lender's name and your mortgage account number. Here's a checklist to help you. I will gather information such as your subdivision's restrictive covenants (if any), your deed, a plat map of your home, and will compile a preliminary Comparative Market Analysis of recent sales in your area.

WHAT TO EXPECT FROM OUR FIRST MEETING

The first thing we'll do at our initial meeting is discuss Agency Relationships. I will explain what it means to work with an agent, as compared to hiring an agent to represent you. I will ask you to sign a disclosure notice, which is required in North Carolina.

During my initial visit, I will ask you a lot of questions. I will gather the information I need to successfully market your house, obtain your preferred contact information, and collect any documentation you may have on hand that will aid in marketing your home. I will ask you to take me on a tour of your home and point out any special features or upgrades. After I've seen your home, I will know what adjustments, if any, need to be made to the Comparative Market Analysis, and I will discuss with you a target market range for your home. I will also discuss with you my detailed marketing plan specifically tailored to you, your home, and our identified market audience.

NEXT STEPS

Depending upon your individual goals and timeframe to move, I will formulate a comprehensive marketing strategy for your home. I will assist you in completing all necessary documentation, and we will sign a listing agreement. I will measure your home's exterior and interior dimensions, and take multiple photos. We will talk about creative ways to make your home as appealing as possible to potential buyers.
