Even after your initial pre-listing spruce-up, there are several tips to keep in mind to ensure that your house is always show-ready. Taking just a little extra time each morning will help your house show to its best advantage, and sparkle in the eyes of prospective buyers.

Here are some of the things you can do daily to enhance the appeal of your home:

  • The condition of the yard and exterior of your home are essential in creating a good first impression. Sweep your porch and keep the lawn trimmed.
  • If you have children, stow bicycles and outdoor toys neatly in the garage or out of sight.
  • Keep garbage and recycle bins out of sight.
  • The front door greets visitors. Make sure it is clean and inviting.
  • Open curtains and blinds each day to allow natural light to permeate each room of your house.
  • On cloudy days or before evening showings, turn on every light in the house, including closet lights.
  • Make beds, wash dishes, sweep floors, put away toys, and tidy the bathrooms every morning. Depending upon your showing instructions, advance notice may not be possible for all showings.
  • Clear tables and countertops of papers. Remove magnets, etc. from the refrigerator. In the bathroom, stow personal items like toothbrushes out of sight.
  • Keep closet floors clear. Neatly hang or fold items to allow buyers to see how large a closet is.
  • Keep your heat or air conditioning set at a comfortable temperature, even while you are away.
  • If you have a pet, speak to me about what arrangements should be made for your loved one during showings. Some buyers are uncomfortable around animals, and if your companion is unrestrained, there is a possibility that he may get out of the house.
  • Pay special attention to pet odors. Air the house out frequently.
  • Try to be away from home during showings. Your presence can make a buyer uncomfortable about taking their time to look closely.
  • Lock up valuables, jewelry, and money. While a real estate salesperson will be on site during the showing, it's impossible to watch everyone all the time.
